A Builder Medium Rise – Site Supervisor is responsible for supervising the construction, renovation, or repair of buildings up to and including three storeys in height. This licence type is issued by the QBCC and authorises the individual to supervise building work on behalf of a licensee who holds the appropriate contractor licence.

Licensing:

A Builder Medium Rise – Site Supervisor licence is required to supervise medium-rise building work in Queensland.
Applicants must demonstrate relevant technical qualifications (such as a Certificate IV or Diploma in Building and Construction).
They must also provide evidence of experience, typically including at least two years of supervisory experience in medium-rise construction.
This licence does not allow the holder to contract directly with clients—only to supervise under a licensed contractor.

Responsibilities:

Oversee day-to-day site operations to ensure compliance with building codes and safety regulations.
Supervise tradespeople, subcontractors, and labourers on the job site.
Coordinate the ordering and delivery of materials.
Ensure the project adheres to plans, specifications, and timelines.
Manage site safety, including risk assessments and WHS compliance.
Liaise with clients, architects, engineers, and inspectors as needed.

Scope of Work:

Can supervise the construction, renovation, extension, and repair of:
Class 1–10 buildings up to three storeys in height.
Buildings with a floor area not exceeding 2,000m² (where applicable).
May include residential apartments, townhouses, and small commercial structures.
Cannot supervise work outside the scope of the Builder Medium Rise licence class (e.g. high-rise buildings).

Importance of Training:

Completing a Certificate IV or Diploma of Building and Construction equips supervisors with:
Regulatory knowledge and understanding of the NCC (National Construction Code).
Skills in project management, estimating, site safety, and plan interpretation.
Training ensures supervisors can meet QBCC’s technical requirements and perform their duties with confidence.
Ongoing professional development is encouraged to keep up with industry changes and compliance updates.
